What this actually involves.

Water damage is almost always bigger than it looks. A stain on a ceiling is the end of the trail, not the start of it, and patching it without finding the source just means doing it twice.

I find where it is coming from first, stop it, then repair the framing, subfloor, drywall and trim so it looks like it never happened.

Find the source

Roof, window, flashing, a supply line or a failed seal. Fixing the leak comes before fixing the damage.

Framing and subfloor

Rotted joists, subfloor and sill repaired or replaced so the floor is solid again.

Drywall and ceilings

Cut out, replaced, taped, textured and painted to match what is already there.

Trim and finish

Baseboard, casing and doors that have swollen or delaminated, replaced and painted.
